Project Manager – Facilities & Construction
Position Summary
The Project Manager – Facilities & Construction is responsible for planning, coordinating, monitoring, and overseeing school construction, renovation, maintenance, and capital improvement projects that are grant funded. This position serves as the
facilities representative throughout all phases of assigned projects, ensuring work is completed safely, on schedule, within budget, and in compliance with applicable federal, state, and local laws, regulations, and district standards.
This position is grant-funded (Capital Recovery) and has an end date of June 30, 2030.
Essential Duties and Responsibilities
- Manage and oversee assigned construction, renovation, repair, and capital improvement projects from planning through completion.
- Coordinate project activities with architects, engineers, contractors, consultants, school administrators, and district staff.
- Monitor project schedules, contracts, and construction progress.
- Work closely with Finance to monitor project budgets, review and approve change orders, and ensure expenditures remain within authorized funding levels.
- Conduct regular site visits to evaluate work quality, project status, safety practices, and compliance with plans and specifications.
- Report to finance the recommendation to pay applications, and recommend approval based on work completed.
- Coordinate inspections, punch lists, warranty items, and project closeout documentation.
- Familiarity with North Carolina public school construction requirements, procurement laws, building codes, and safety regulations.
- Assist in the development of project scopes, cost estimates, bid documents, and procurement recommendations.
- Provide regular written and verbal updates to district administration regarding project status, and timelines.
- Coordinate facility improvement projects to minimize disruption to school operations.
- Maintain accurate project documentation, schedules, correspondence, and records.
- Perform other project management duties as assigned by the Superintendent or designee.
Knowledge, Skills, and Abilities
- Knowledge of commercial construction practices, project management principles, and facility maintenance.
- Knowledge of North Carolina public procurement requirements and public school construction processes.
- Strong organizational, communication, and problem-solving skills.
- Ability to manage multiple projects simultaneously.
- Ability to establish and maintain effective working relationships with contractors,architects, engineers, and school personnel.
- Proficiency with Google Office.
Minimum Qualifications
- Minimum of five (5) years of progressively responsible experience in construction management, facilities management, commercial construction, or a related field.
- Valid North Carolina driver's license.
Working Conditions
- Frequent travel between district facilities.
- Regular visits to active construction sites.
- Ability to walk construction sites, climb stairs and ladders, and work in varying weather conditions.
- Occasional evening meetings or extended hours as project needs require
