The Senior Construction Manager acts as an owners representative leading programs consisting of multiple restaurant and retail TI projects inside Airport Terminals for one of Sevan's leading clients. The Senior Project Manager will act as an extension of an owner’s design and construction staff, overseeing the work of general contractors, designers and vendors for multiple locations and lead full program delivery including, pre-construction services (bid, permit, schedule), construction oversight (construction, change orders, invoicing, punch lists), and project closeout.

Work Conditions & Travel:

This is a remote based role for qualified individuals who live in SEATTLE, WA. Regional travel is required 50-80% on an as needed basis up to and including weekly site visits. Multi-shift work may be required to accomplish work in active retail locations to meet aggressive schedules.

Essential Duties and Responsibilities:

  • Support the Project Executive or Operations Director in developing project proposals, budgets, schedules, and resource plans.
  • Lead and coordinate project teams to ensure work is completed on time, within budget, and to client standards.
  • Serve as the primary client contact, proactively communicating project updates and resolving issues.
  • Source, negotiate, and manage contractors, subcontractors, and third-party providers.
  • Oversee estimating, bidding, permitting, and contract administration.
  • Manage project changes, documentation, and reporting in alignment with Sevan’s standards and best practices.
  • Implement Sevan technology solutions to enhance project delivery.
  • Conduct project kickoffs and lessons-learned reviews to drive continuous improvement.
  • Represent Sevan in client and project meetings, fostering strong relationships with clients, partners, and vendors.
  • Anticipate challenges and develop solutions to minimize risk and ensure project success.

Qualifications:

  • Bachelor’s degree in Construction Management or a related field, or 10–15 years of relevant experience.
  • Commercial retail, restaurant, tenant improvement, rebuild, and ground up construction experience required.
  • 5-10+ yrs experience working directly on this type of work as a Project Manager or Senior PM.
  • Airport experience a plus, including ability have/to get TSA clearance.
  • Proven expertise in construction project management, with strong knowledge of all phases from preconstruction through closeout.
  • Exceptional communication skills with clients, contractors, and project teams at all levels.
  • Proficiency in Microsoft Office, Procore, and Smartsheets.
  • PMP certification preferred.

Pay & Benefits: The anticipated compensation range for the position is $125,000 - $135,000 is based on a full-time schedule, market and business conditions, and is commensurate on individual education, qualifications, and experience. Benefits include medical, dental, vision, life, and disability insurances, flexible paid time off, paid holidays, sick time, and a matching 401K plan.
